How do I buy property, and how much should I pay?

Question : Do you want to pay your Landlord's Mortgage or your Own? The latter I hope.

My goal is to make this buying of a property an enjoyable experience, given that the process can seem incredibly complex. Take it one step at a time.


I have helped hundreds of Buyers over nearly thirty years [many more than one time], and I can assure you, they all have unique challenges and limitations. The more prepared you are at the time an offer is actually presented to the Seller,the more I will be able to negotiate a better deal for you. Things like, having a lender inform you on paper, how much you can borrow, for how long, and at what interest rate. In other words...How much will my monthly payment be?
A seller must feel confident that you can afford the price you are offering them. As well, your Realtor needs to tell you the 'why' a specific piece of property is priced the way it is...due to multiple factors such as Schools in the area, exposure to the sunshine, traffic flows on each street, plans for increases in density that might affect peace and quiet, the views are to name but a few.
My job is to be able to ask you the right questions in the beginning of the process, and truly listen to your needs. You choose the property. As mentioned, I specialize on Vancouver's Northshore, and can advise as to the history of neighbourhoods, which are more popular and why, transit routes, building controls, etc.
I do need to know a bit about what you like to do, such as the need to access Libraries, or Recreation Centres, Ski Hills, Churches, Walking trails, as this will guide me to show you properties that will mean that your quality of life is the best it can be, given the location of your home within the budget you have.

I will insist that you hire a Building Inspector of your choice, and make that a condition of buying. There is nothing wrong with buying a property that needs some repair...you simply need to make a knowledge based buying decision and pay accordingly.
